Objective and deliverables

At this stage, the models must only contain elements that are faithful to the expectations and requirements of the future construction, so that each collaborator can generate submission plans “such that execution can be carried out in accordance with these plans”. This implies that the unknowns of the APD phase have been filled in beforehand, and that all choices have been validated in the authorization phase.


The deliverables are the same as for the APD phase, but on a larger scale, supplemented by :

  • Reservation plans
  • Layout plans
  • False ceiling plans
  • Details (1:10 / 1:20)
  • Workshop or prefabrication drawings

Processes to be implemented

A/ The models are combined so that :

  • The technical engineer checks and produces the reservation plans for the structures
  • The structural engineer checks the static impact of the holes

If specific details are required, the team concerned can complete the model by adding 2D drawings on the various views, or even by specific 3D modeling if deemed useful.

B/ The architect draws up the final plans, integrating the engineers’ data. He adds to the model the details of the false ceilings (2D drawing of the sheet cutting + rough 3D modeling of the structure to avoid problems of overlapping with the technique) and the details of the tiling (2D drawing of the layout) to produce the corresponding plans.

C/ By integrating the models, each member of staff has an overview of the project, can check for any remaining inconsistencies, and can adapt the models if necessary. Providing access to the models for control offices, approved bodies and health and safety coordinators will ensure that they have a clear view of the project.

BIM Management responsibilities :

The information manager checks the information delivered and its conformity with the BEP. In this way, he guarantees to the client that the information requested has been delivered. The BIM Manager updates the BEP for any changes decided by consensus and involving modification of the BEP (actors, EIR, etc.). He leads BIM coordination meetings. He evaluates the process, provides feedback and validates deliverables at each milestone. In this way, he ensures that the information to be delivered complies with the Owner’s expectations. The BIM Manager’s specific tasks include model checking and transmitting comments via BCF.
